How To Avoid Window & Patio Door Condensation

​If you've ever lived in a home with windows, then chances are you've experienced window condensation. While it's often an annoyance, window condensation can actually lead to some serious problems if not addressed. Today we'll take a look at what causes window condensation and how you can avoid it.

Condensation On The Inside of Your Windows
Condensation on the inside of your windows is most common during winter when the air inside the home is warm and the outside air is cold and dry. Everyday activities such as cooking and bathing can produce more condensation. To reduce the humidity inside your home, try:

  • Run a dehumidifier to reduce the moisture in the air.
  • Run bathroom and kitchen exhaust fans. Run for a minimum of 20-30 minutes after showering or cooking.
  • Use ceiling fans and crack open a window to circulate air.
 
Condensation On the Outside of Your Windows
Condensation or fogging on the outside of your windows is most common in the summer, or more specifically the monsoon season in northern Arizona. While this is not a very common occurrence here in Arizona, there are a few things you can do to mitigate the fogging from occurring:

  • Trim any trees or shrubbery near windows or patio doors to help air circulation.
  • Raise the temperature of your air conditioner so there isn’t such a big temperature difference between the air inside the home and outside. 
 
Condensation Between the Window Panes
Condensation between the window panes is one of the most common problems that we see. It typically happens with older windows and doors but can occur in reasonably new windows that are exposed to extreme heat or cold as well. Fortunately, this problem is easy to avoid. When buying new replacement windows:

  • Choose a window and door manufacturer that test their products for moisture infiltration.
  • Choose the right glass for your climate- sun exposure, noise, and altitude all need to be considered.
  • Consider all the glass options- there are a variety of glass options to choose from. Double-pane, triple-pane, insulating glass with a low E coating.
